TYPES OF INSPECTIONS AVAILABLE
Residential Home Inspection A Residential Inspection is an inspection of a single family, twinplex, duplex, triplex, mobile home, or condominium residence for a homebuyer. It is usually performed after a homebuyer enters into an initial contract for purchase with the homeowner, and before signing the final papers for purchase, but can be performed at other times. It is a thorough visual evaluation of all the systems of a house, with a written report and digital pictures provided by the ASHI Certified Inspector.
Pre-Sale Home Inspection A Pre-Sale Inspection is performed for homeowners before or after their house has been put on the market, but before the house has a contract written on it. This is for savvy homeowners who want to be able to identify the items a home inspector would find before a contract on their house is pending. This allows them time to do repairs or get estimates for any repairs needed, and reduces the possibility that a Buyer's inspector will find any major problems that need to be addressed before a sale. It is also useful for homeowners that have had a home on the market that has not sold. A written report with digital pictures is provided by the Inspector.
Pre-Listing Home Inspection A Pre-Listing Inspection is typically performed for homeowners that are listing their property for sale with a real estate agent. A pre-listing inspection is very desirable because it identifies problems before the house goes on the market and provides both you and your agent with important information so you can work as a team to make it more saleable. Sometimes when you live in a house for a long time, there may be things that you are used to that may be considered a big stumbling block to a buyer.
Condominium Home Inspection A Condominium (Condo) Inspection is similar to a Residential Home Inspection, but also takes into consideration that a Homeowner's Association is responsible for some of the maintenance and repairs on the property. The inspection helps to bring repair issues to the attention of the Association so they can fix them for you.
Walkthrough With The Inspector An Inspector Walkthrough is an informal trip through a house that you are considering, but are hesitant to sign a contract without a professional's advice. With the homeowner's permission, the Inspector will walk through the property with you as you take your own notes. No report is given by the Inspector.
Builder Warranty Inspection A Builder's Warranty Inspection is usually performed on a newly built house that is still under the builder's one year warranty. It is usually performed in the 10th or 11th month after the date the occupancy form is issued to the homeowner. This inspection allows the homeowner to find any items of concern that should be addressed by the builder before their new home warranty expires.
Real Estate Investor Inspection A Real Estate Investor's Inspection is for Investors who want to know the overall condition of a property being considered for investment purposes. The Inspector includes approximate cost estimates for repairs, a written report, and digital pictures to help with explanation of repairs needed.
