What
do you look for during an inspection?
A home inspection
is a visual evaluation of the physical structure and systems of a
house and is not meant to be technically exhaustive or invasive.
We
concentrate on making an extensive visual inspection of the house and its
major components and systems, looking for items that could be costly to
repair and for any possible safety hazards.
We then provide you with an easy
to read, computer generated report prepared by the inspector, with
comments, suggestions, summaries, digital pictures and recommendations provided for any problems noted
at the time of the inspection. Click here for more
information.
Why should I choose your
company?
Why choose us and be done with the phone calls and
information gathering hassle right now? Because you can finally rest when you've
found the best! We've been inspecting houses in the Akron/Canton/Cleveland areas
since 1986. We're experienced, professional, and locally owned.
We've guided so many homebuyers through their home
inspections over the years, that we can make the process easier for you.
With H.I.S. Home Inspections, the President of the company will inspect your
potential new home for you, and he's been inspecting houses since he started
the business 22 years ago.
When you choose H.I.S., you'll avoid making the
mistake of hiring a new or inexperienced inspector to advise you on one of
the largest investments you'll ever make - your family home. Home inspection
schools are churning them out at a rapid rate, and a lot of them are looking
to practice on your house!
If
your doctor referred you to a surgeon for an operation, wouldn't you trust
one with years of experience over someone just starting out? Your house
deserves a qualified specialist too!
We'd be honored to have you as a client
- call H.I.S. for an appointment today at 330-644-3000.
How long have you been in business?
Are you experienced?
We're locally owned,
not a franchise, and we've been inspecting homes for over 22 years now.
We've been in business since 1986.
You can find us listed in the
AT&T Yellow Pages and the User Friendly Yellow Pages under "Home Inspections" and "Inspection
Bureaus", and online too. You can visit Meet
The Inspector to see his qualifications.
Don't be fooled by the big ads! We've been around long enough
to know that all
we need is a little ad and great word of mouth advertising! Call us now at 330-644-3000.
Are you a member of
a home inspection association?
We are Certified Members of the
American Society Of Home Inspectors (ASHI). Our inspector was was
even honored
by ASHI for long-time service!
The last time we contacted ASHI
Headquarters, the operator said "Wow - your member number is a really
low - you must have been with us a long time!" Yes, we have!
How much time do I need to allow for the home inspection?
The inspection will usually take between 2 and
3 hours to complete, more or less. Inspection times will vary depending on
the size and age of the house being inspected, and whether it's vacant or
occupied.
Your H.I.S. home inspector will
allow for as much time as you need to answer any questions you have concerning
the property being inspected.
Do I really need to attend the inspection?
H.I.S. Home Inspections
really encourages you to be present at the inspection so the inspector can
answer any questions or concerns you may have regarding the house and
property, and make you more familiar with the house. Sometimes more
questions come up as you're looking at things.
Make a list of questions to
bring with you for the inspector to answer. Being present during the
inspection will also help you become more familiar with your new home, so
you can find out where all the turn off valves and the electrical panels are
located. The inspector gives great tips during the inspection as you walk
around with him that you would miss if you didn't attend. It's very educational.
Also, see How To Prepare For A
Home Inspection for more information.
If you can't attend the
inspection, your H.I.S. Inspector is available by phone, fax and email to aid you in your overall understanding of our findings. If
you should ever have a question after the inspection, whether you got to attend
it or not, you should not hesitate to call and talk to the Inspector.
My
family and friends
want to see the house. Can they come?
We
respectfully suggest that you should limit attendance at the inspection to those
directly involved in your home buying decision. You will need to be
able to communicate with the inspector on a one to one basis, so the fewer distractions
there are, the more you can learn about your new home.
What does an inspection cost?
Our fee for service is about the
same as most of the other inspection companies you'll contact, but with
our inspector, you'll have something special - the benefits of a seasoned
professional.
Some companies may charge less
or more than us, but the difference in price between hiring someone with
years of experience versus an inexperienced inspector may be only about
what you would usually pay for a large pizza. Not all home inspectors are
alike in experience and qualifications, and because Ohio Home Inspectors
are unlicensed, some of the inspectors are new or may not be qualified.
The
inspector's qualifications, years of actual home inspection experience,
and long time affiliation with a national home inspection organization
like ASHI are the keys
to getting the best home inspection on the largest investment you will ever
make! Don't get shortchanged. Call us at 330-644-3000.
When and how do I pay for the inspection?
Payment for service is given at the time of the
inspection, after you have read and signed the contract for service. The
inspector will accept Checks (made out to H.I.S.), Cash, Money Orders, Visa, Mastercard, American
Express or Discover card onsite. A processing fee of $5.00 will apply for
credit card useage.
We
do not invoice our fees at closing because it can be construed as a conflict
of interest. Inspection companies should not benefit in any way from a real
estate closing.
Can the house pass or fail the inspection?
There is no "pass" or "fail" in
a home inspection. No house, new or old is completely perfect, and some
problems can be expected. If the inspector finds major or minor problems,
this information will aid you in your decision about buying the house, and
the seller may negotiate repairs or adjust the purchase price.
Finding out what's wrong and
what's right with your prospective new home lets you make a more informed
buying decision. Problems can be addressed, and negotiations can be made.
When will I get my
home inspection report?
The report and picture files are emailed to you
the next day, and the report package will reach you by Priority Mail within
the next few days.
The report package
includes a bound copy of your report, a change of address packet, moving &
packing information, information on smoke detectors, home safety, security
and disaster preparedness, and more useful information.
Can
I see what the report looks like first?
Sure! Here's the link to the
sample report.
Do you give
any kind of a home warranty?
Yes, we do offer our
residential clients a FREE 90 day limited home warranty
on structural and mechanical items. We have partnered with the American Home
Warranty Company.
You can
view their 90 day limited warranty here.
You must notify us of your decision to purchase the inspected
property within 10 days of the inspection, or the warranty will not be issued.
The 90 days begin from the date of the inspection.
What
happens if the inspector finds a problem with the house?
A house can't pass or fail the
inspection, but we will point out both what's right and wrong with it. A
home inspection for a house is similar to a person going to the doctor for a
physical checkup. I
You would be referred to a
qualified professional for the specific problem found. (EXAMPLE: If a
problem with the furnace is detected, it would be recommended that a heating
& cooling professional further evaluate the problem for you.)
Can
you schedule a Radon Test for me if I want one?
Yes, we would be happy to set one up for you,
but there is an additional fee for this type of inspection. It is not
included with the home inspection. Please contact our office at
330-644-3000 for pricing.

Can
you schedule a Termite Inspection

but there is an additional fee for this type of inspection. It is not
included with the home inspection. Please contact our office at
330-644-3000 for pricing.
Will you give my report to anyone else?
That's up to you. We think it's
important that the Realtor you are working with receive a copy to help you
with any negotiations, and will usually email them a copy of the report. If
you do not wish your Realtor receive a copy for any reason, we have a
place on our contract to initial and will only send it to you. The report is
not for third party use, and will not be given out.
Be sure to stay and look around our site,
and bookmark it for later reference. There's so much great
information here for you to discover! We look forward to scheduling an
inspection for you.
